You Don’t Always Need a Tear-Off — and We’ll Say So
The most expensive roof recommendation isn’t always the right one. Before we ever quote a full replacement, we figure out what your roof actually needs. On a Texas commercial building, that usually lands in one of three lanes:
- Full re-roof / replacement — when the membrane is saturated, the insulation is wet, or the deck is failing, a tear-off and new system is the only honest fix.
- Restoration — repair the trouble spots, reinforce seams and flashings, and bring a structurally sound roof back to watertight without ripping everything off.
- Coatings — a reflective silicone or acrylic coating can extend a serviceable roof several years, seal pinhole leaks, and often qualifies as a maintenance expense rather than a capital one.
Which lane you belong in depends on the roof, not on what pads an invoice. We put it in writing so you can take it to ownership or the board.

Which commercial roof system is best for the Texas heat?
For most flat and low-slope buildings, a reflective single-ply like TPO or PVC is hard to beat — the bright surface bounces solar heat and eases your cooling load through those long Texas summers. EPDM, coatings, and metal each have their place too. We recommend based on your slope, drainage, budget, and how the building is used, not on a one-size-fits-all pitch.
Can you work without shutting down our building or displacing tenants?
Yes — that’s the norm for us. We phase commercial and multifamily projects around occupancy and business hours, protect entrances and walkways, and communicate the schedule to tenants ahead of time. Apartments and shopping centers stay open and leased while we work section by section.
Do I have to replace the whole roof, or can it be restored?
Often it can be restored or coated. If the deck and insulation are dry and the membrane is structurally sound, a restoration or a reflective coating can add years of service for far less than a tear-off. We only recommend full replacement when the roof genuinely calls for it — and we put the reasoning in writing.
